Brandon Ware and Natasha Tropea discuss some of the finer features of this iconic King West Building such as:
- The Average Price Per Square Foot ($1000 – $1200)
- Philippe Starck Design
- Maintenance fees
- Amenities
- Probability of getting into a bidding war (83% in 2018)
- Building amenities and features
The relatively few number of sales in the building over the past year and the design element of the interior/exterior make this a sought after building. The two-level, massive west-facing lofts (only the west side of the building has the two-level lofts) make this a relatively unique building. The lack of two bedroom suites drive the demand for the larger units. The courtyard was designed by Philippe Starck and is rarely used by residents. The last time we checked, you were able to lease the courtyard for gatherings not to exceed about 40 people. The first floor of underground parking is paid, visitor parking and the residents park on P2 and P3. The gym was installed post-completion as the board wisely took ownership of the superintendent’s suite and turned it into a very small but functional gym for those seeking a quick workout.
Be careful, Bar Buca on the main floor makes this a dangerous place to live. You may find yourself gaining weight as a result of the incredible eats thanks to Rob Gentile (owner/Chef of Bar Buca and Buca restaurants).
